Coastal Modern Cabin

This Short-Term Rental Agreement (“Agreement”) is entered into between Guest(s) and Host for the occupancy of the above-described property. By reserving or occupying the property, Guest agrees to the following terms and conditions: ⸻ 1. Check-Out and Late Fees 1.1 Guest shall check out by the designated check-out time. Late checkout will incur an additional cleaning fee. 1.2 Guest acknowledges that any delay affecting subsequent reservations may result in a charge equal to the subsequent guest’s nightly rate plus reasonable alternate accommodation expenses incurred by the third party. ⸻ 2. Noise and Disturbance 2.1 Guests shall comply with Norfolk noise ordinances. Quiet hours begin at 10:00 PM. 2.2 Loud music, amplified sound, or loud outdoor conversations during quiet hours are prohibited. 2.3 Disturbances of neighbors or violations of local noise ordinances may result in immediate termination of the reservation, without refund. 2.4 Guests will be responsible for a $200 fee per violation payable to the Host. ⸻ 3. Pets 3.1 Pets are strictly prohibited unless prior written consent is obtained from the Host. 3.2 Guests agree to be responsible for any damage caused by unauthorized pets. 3.3 An additional $300 cleaning fee shall apply for evidence of pets inside or outside the property. ⸻ 4. Smoking and Controlled Substances 4.1 Smoking of any kind, including but not limited to cigarettes, cigars, hookah, or vaping, is strictly prohibited inside or on the property. 4.2 The use, possession, or presence of illegal drugs on the property is prohibited. 4.3 Violation of these provisions will incur a $400 cleaning fee for remediation. 4.4 If subsequent guests are unable to occupy the property due to the presence of smoke or drugs, Guest shall be responsible for reasonable costs incurred by the Host to remedy the situation, including refunds or relocation expenses. ⸻ 5. Firearms and Weapons 5.1 Firearms and other weapons are strictly prohibited on the property. 5.2 Guests are responsible for all actions of themselves and their invitees. Liability for injury, death, or property damage caused by Guest or invitees shall be governed by applicable Virginia law. ⸻ 6. Safety and Inspections 6.1 Guests shall conduct a reasonable inspection of the property upon arrival and report any unsafe conditions or missing components to the Host immediately. 6.2 Inspections may include, but are not limited to: • Checking drawers, cabinets, and closets for unsafe items • Inspecting furniture, stairs, gates, and window restrictions for safety • Confirming fire and carbon monoxide alarms are functional • Ensuring emergency exits are clear and that all occupants are aware of escape routes 6.3 Guest acknowledges that the Host provides reasonable safety measures but that Guest is responsible for supervising children, pets, elderly, or disabled occupants. ⸻ 7. Liability 7.1 Guest agrees to indemnify and hold harmless the Host from any claims, damages, losses, or injuries occurring on the property caused by Guest or their invitees, except to the extent caused by the Host’s gross negligence or willful misconduct. 7.2 The Host is not responsible for personal belongings left on the property. ⸻ 8. Governing Law This Agreement shall be governed by the laws of the Commonwealth of Virginia. Any disputes arising from this Agreement shall be resolved in the appropriate court in Virginia. ⸻ By completing the reservation, Guest acknowledges having read, understood, and agreed to all terms of this Short-Term Rental Agreement
